STEINHAUSEN FARM FOR SALE
The owner wants to retire and therefore he intends to sell the property as a running concern inclusive of all moveable items, tractors, vehicles, implements, cattle and game. The owner did a lot of bush clearing and converted large areas to cultivated pastures. Relatively high yields are obtained from these cultivated pastures.It is a cattle and game farm of 5 430 hectare in size and located approximately 160 km to the north east of Windhoek near the Steinhaussen Village. With a long-term average rainfall between 400 and 500 mm per annum and typical Kalahari sandy soil, this area has the highest carrying capacity in Namibia with a rate of 8 hectare per cattle unit (450 kg), but because of the cultivated pastures and bush clearing, the farm carries about one live stock unit per 4 ha plus surplus grass to harvest and sell. The selling of the grass is a welcome yearly cash income. The landscape can be described as open grassland with large Camelthorn trees (Acacia erioloba) dominating the woody component of the veldt. The natural grass component of the veldt consists mostly of Blinkaar (Stipagrostis uniplums) mixed with Eragrostis rigidior. These species can withstand considerable grazing pressure.
Vendetta is a well-developed farm and the infrastructure is of outstanding quality. The cattle handling pens are well designed and built of steel. The 23 inner camps or paddocks are well constructed as well as the game-proof fence on the borders of the property. Ten (10) boreholes with capacities varying from 2 m³ per hour up to 39 m³ per hour located all over the property supply all cattle, game and houses with water. Because of the large volume of water available, boreholes are not utilized to their full capacity currently. Some boreholes are equipped with windmills, while others are equipped with diesel engines and solar pumps. Eleven (11) reservoirs store the water from the boreholes for further distribution. Two large earth dams were constructed keeping water for up to four years without any inflow. The main earth dam is located in the Black Nossob River and close to the northern border of the farm. The second earth dam of similar size is located at the southern border of the property. Several outbuildings and storerooms were constructed, including 2 sheds keeping 60 000 bales of grass hay, small milking parlour, small slaughtering facility, workshops and sheds. The farmstead comprises of the farmhouse, lapa, guesthouse and labour housing. All these buildings are well constructed and in a good condition. The main dwelling is not a modern building but a well-built 4-bedroom house with a swimming pool. It is complimented by a lapa for recreation and a separate guesthouse for accommodation of friends and family. The 5 labour houses are in good condition with each having its own yard and garden. All these buildings are provided with electricity from the national grid (NamPower). A 1 300 m landing strip or runway for light aircraft has been constructed.
The property is registered in a close corporation (cc) and the transaction will therefore entail the purchase of the member interest of the cc.
