GAME FARM FOR SALE NEAR OMARURU
The property is located approximately15 km to the north of Omaruru along the C33 tarred road leading to Etosha National Park. Most of the major private game reserves such as Erindi, Mount Etjo, Otjiwa, Oropoko, Epako and Kasandara are situated in the Omaruru-Otjiwarongo-Okahandja triangle. There are good reasons for this:
• The location is excellent; Omaruru is only 250 km from Windhoek, 250 km from Swakopmund at the coast and 300 km from Etosha.
• Access is provided by excellent roads. The road connecting Etosha and Swakopmund is passing through the town and is one of the busiest tourist roads in Namibia.
• The moderate climate is exceptional and especially people from the coast enjoy the dryer climate very much.
• The interesting landscape and topography together with the botanical diversity provide a special habitat for a wide range of game species to strive. In fact, all game species in Namibia from the smallest antelope, the Damara Dik-Dik, to the largest elephants can be found in this region and also a wide range of reptiles and a rich birdlife.
This Hunting and Safari Ranch is a beautiful place and can only really be appreciated by visiting the property itself. The main farmstead overlooks the Okozondara River and is surrounded by large umbrella thorn trees. The infrastructure is immaculate and has just been completed. The total area of the farm is approximately 9 000 ha and it is enclosed by a 2,1 m high game fence on the borders. The undulating landscape is beautiful and provides for dry river beds, grass plains and typical bush-veldt areas with a diversity of plant species dominated by Acacia trees and shrubs. A wide range of game can be found on the property including Giraffe, Eland, Kudu, Oryx, Impala, Hartebeest, Waterbuck, Springbuck, Dammara Dik-Dik, Duiker, Steenbuck, Blue Wildebeest, Black Wildebeest, Burchell’s Zebra, Hartmann’s Zebra, Ostrich, Camel, Giraffe, Warthog, Jackal, Leopard and Cheetah. On the neighbouring game farms, species like Black- and White Rhino and Elephant are doing well. This is primarily a hunting farm and therefore it would be incorrect to describe the main building as a lodge, but the facilities can compete with the best upmarket lodges. The camping sites, water installations, roads and all other infrastructure are of top-class. Apart from the main 4- bedroom dwelling there are a number of other buildings such as hunter chalets, worker’s houses, manager’s house, office and service complex, abattoir, butchery, cold room and store rooms.
The selling price of this superb property includes all game, vehicles and movables, except for a few personal items and personal vehicles. This price includes commission, but excludes all transfer and attorney’s costs. Since the property is registered in a Private Company (Pty, Ltd), the transfer costs of transferring the shares to the new owners should not exceed 0,5% of the selling price.
